  1. These terms and conditions are to be read in conjunction with, and allied to, any other information given in our documentation, given over the telephone, by email, letter, fax or otherwise communicated. Upon completing the booking and paying a deposit or the full amount the client accepts all the conditions hereunder.
  2. Payments by card will incur a 2.5% surcharge (Amex 3.5%).  Payment by cheque or direct bank transfer (the client will pay all bank charges) may be accepted if it can be cleared in good time, and is subject to £1.50 admin charge.
  3. We act on behalf of the owner as their booking agent and function solely as an intermediary. All bookings and rental agreements made through our Agency are directly between the client and the owner. All property described in whatsoever form, is described in good faith. However, we do not own or have rights to any of the properties described. We will make reasonable endeavours to reserve your choice of accommodation, but cannot be held responsible for any failure to do so.
  4. If for any reason there is an alteration or cancellation by the owners of the accommodation reserved by us on a client's behalf, and we are notified in time, we will notify the client as soon as possible and the owner will try to find you alternative accommodation. It may be that the alternative accommodation found is more expensive, in which case it is up to the client to decide whether to proceed with the booking and pay the extra.  If no acceptable accommodation can be found, we will offer a full refund of the deposit paid. Alterations or cancellations by clients must be notified to us. The effective date is the date of receipt by us. Acknowledgement of the written alteration or cancellation will be sent by us to you.
  5. Alterations to bookings by clients will result in an administration charge of £12.50 being made. We cannot, however, accept responsibility for failure to secure alternative bookings as requested.
  6. As a general rule an owner will not hold an option on a reservation enquiry. A deposit, which is part of the total payment, is required to secure the booking.  No booking will be considered agreed to and confirmed by the owner until the appropriate deposit has been received by us.  The deposit amount asked for may vary according to different owner's requirements. The balance is normally payable on arrival to the owner.  Additionally, pre-payment of part or all the balance may be required by the owner as a condition of accepting the booking, and again, the booking may not be confirmed by the owner until this has been received.  Alternatively, credit card details may be requested by the owner as guarantee for no show.  We cannot be responsible for subsequent rejection of the booking by the owner, if their individual requirements are not complied with.
  7. Cancellations terms vary according to the owner and therefore are not dealt with here. It is the client's responsibility to be aware of them.  However, in all cases, any deposit paid is non-refundable in the event of subsequent cancellation by the client.  All clients are strongly advised to take out comprehensive travel insurance which will cover them in the event that they are forced to cancel, either for personal or medical reasons.
  8. The accommodation let is to be used by the client in a responsible manner and to be left in a clean and tidy condition. The client will be expected to take all reasonable steps to ensure that neither damage nor breakage occurs. Where damage or breakage does occur and is deemed to have been caused by the client, it will be assumed that the client will be responsible for the costs of such damage and breakage. It should be noted that excessively loud and disorderly conduct will not be tolerated and may result in the summary eviction of the client from the property without recompense.
  9. Neither we nor the owners of the accommodation can be held responsible for any events occurring beyond their control which may affect the client's use of the accommodation.
  10. Any dispute or problem concerning the accommodation during your stay should first be raised with the owners themselves as soon as it arises, WHILE YOU ARE THERE. If the problem has not been resolved to the client's satisfaction within 24 hours then please contact us. Any claim by the client for refund against the owner as a result must be made directly to them while you are there.  We cannot accept or consider retrospective claims.
  11. In any event and under any circumstances, our liability cannot exceed the total amount of monies paid by the client as a deposit for the accommodation. 
  12. Prices should be as shown on our website, but if for any reason the price has accidentally been entered and therefore shown incorrectly, we reserve the right to retrospectively correct the price charged.  This applies similarly to payment for online booking - in the event that the website has applied an incorrect price, we reserve the right to adjust the price charged to the correct price.
  13. Check-in and check-out times vary by owner and are not dealt with here.  However as a general rule check-out would be around 10.00 or 11.00 am and check-in from around 14.00 or 15.00.  Late stay may be arranged with the owner, but the client may be charged part or all of a full day's rental according to the time of departure.  If the client has a late flight departure they may arrange with the owner to vacate the accommodation at the agreed time, but to leave their luggage at the apartment/hotel but there may be a charge for this service, and the owner will take no responsibility for the security of this luggage.

Any breach of these terms and conditions may mean that we will be unable to continue the arrangements for the accommodation
